KORE  /  ASSET & INFRASTRUCTURE LIFE EXTENSION

Specialist remediation for critical assets.

We assess, repair and protect infrastructure, industrial and commercial assets, then return to keep them performing. One accountable specialist partner from intervention through ongoing care.

Act on the problem

Specialist intervention where the asset needs attention now.

Plan what comes next

Prioritise future work around condition, consequence and budget.

Stand behind the work

Document what was found, what was done and how it was verified.

Return to maintain

Inspect, maintain and protect the intervention over time.

The problem

The repair is only one part of the problem.

Asset owners are left coordinating engineers, contractors, product suppliers, warranties, future inspections and repeat repairs, and starting again each time something needs attention.

KORE provides continuity: one specialist partner to assess the problem, coordinate the intervention, document the result and remain involved in what happens next. Where independent engineering is required, it stays with the engineer.

We work with councils, infrastructure owners, fuel retail sites, service-station portfolios and industrial facilities, engineers, facility managers and commercial asset owners where physical deterioration needs a practical intervention and a record that remains useful.

COMPLETED Hokitika Water Reservoir - completed protective system

Recover before replace, where recovery is technically appropriate.

Why it matters

Some asset knowledge only exists while the asset is open.

When concrete is broken out, a lining removed, a tank emptied or a membrane opened, conditions become visible that may never be seen again once the intervention is complete.

Substrate condition beneath a coating. Prior repairs nobody recorded. Residual thickness. Reinforcement condition behind a spall. It is visible for hours, and then it is covered up for another twenty years.

KORE records what was found, what was done and how it was verified while the asset is accessible, so the next intervention starts from what is known rather than what is assumed.

Capability

Different deterioration needs different specialists.

Existing assets can contain more remaining life than their visible condition suggests.

How we work

Every intervention has a next action.

One sequence, applied to every asset we work on. It does not end at practical completion.

ASSESS→
INTERVENE→
VERIFY→
MAINTAIN→

KORE records what was found, what was done, how it was verified and when the asset needs attention again. The record stays with the owner; KORE provides the continuity.

The objective is not simply to complete the repair, but to protect the life gained from it.

Have multiple assets or sites? We can assess the portfolio and sort it into ACT, PLAN and MONITOR.

01 / Method

The method.

One sequence, applied consistently across a single asset or an entire portfolio. Assess → Intervene → Verify → Maintain. Inspection is where the work starts. Practical completion is not where it stops.

01

Assess

Inspect, understand condition and prioritise.

02

Intervene

Repair, recover and protect.

03

Verify

QA, evidence and completion record.

04

Maintain

Return to inspect, maintain and act when required.

ASSET RECORD, UPDATED AT EVERY STAGE Condition · decisions · intervention · QA · next action

Recording is not a final step. What was found, decided, done and verified is captured throughout, and every completed intervention has a defined next review or maintenance action.

Why the sequence exists

Condition falls slowly, then quickly.

Deferred maintenance reaches the intervention threshold once. Planned intervention resets condition and keeps the asset clear of it.

ACT

PLAN

Programme intervention around condition, risk and budget.

MONITOR

Maintain, reinspect and act when required.

This is not a one-off inspection report. As work is delivered and assets are reinspected, KORE moves each asset through ACT, PLAN and MONITOR over time.

Extend asset life. Replace on your terms.

Every programme starts with the actual condition of the asset, not an assumption about it. Recover before replace, where recovery is technically appropriate. Where replacement is the better intervention, we say so.

Our assessment stands whether or not KORE carries out the intervention.

Enabling & associated works

The works that surround a specialist intervention: access, excavation, dewatering, drainage, reinstatement and mobilisation.

Installed treatment assets often fail operationally because ownership, inspection frequency, cleaning evidence and maintenance records are unclear after handover. KORE establishes the baseline, services the device and keeps the evidence against the asset.
03 / Portfolio programmes

Clear priorities. A practical programme of work.

We inspect the relevant systems across your sites, sort them into ACT, PLAN and MONITOR, deliver the work and return to reinspect and maintain. Assets move through the cycle over time, with one accountable specialist partner instead of fragmented repairs and contractors.

Ongoing care

The job does not finish at completion.

Every completed intervention is recorded with what was found, what was done, how it was verified and when it needs attention again. Warranty and maintenance requirements stay against the asset, and KORE returns at the required intervals.

We remain involved in what happens next.

Each cycle of inspection and works makes the next one faster to scope and simpler to stage, because the starting condition is already known.

The record belongs to the owner, who remains free to use other contractors or engineers.

04 / Sectors

Built for portfolios, not isolated repairs.

Concrete, steel, membranes, stormwater devices and civil works across one owner’s estate, assessed and programmed together. Each sector fails in its own way, and the intervention has to follow the cause rather than the symptom.

Councils & government

Council estates and Crown agency portfolios

Mixed portfolios with incomplete condition information, deferred maintenance backlogs, ageing structures with unknown remaining life and competing capital priorities.

KORE is suited to small groups of known problem assets, deferred-maintenance candidates and assets that fall between broad maintenance contracts, manufacturers and capital replacement programmes.

Water & wastewater

Reservoirs, treatment structures, pump stations

Leakage from water-retaining structures, chemical attack in wastewater environments, below-ground waterproofing failure, coating breakdown in immersion and chamber corrosion.

Fuel & service-station portfolios

Canopies, forecourt concrete, stormwater treatment devices, roofs, bunds, tanks and exposed steel

Roof and canopy leaks, unmaintained treatment devices, forecourt concrete deterioration, containment defects, joint failure, corrosion and incomplete maintenance records across multi-site portfolios.

One programme across the network: consistent condition records, device servicing evidence and site-by-site priorities your facilities team can report against.

Commercial & industrial facilities

Food processing, cool stores, manufacturing, logistics, warehouses and multi-site commercial estates

Roof leaks, floor and joint failure, bund and drainage defects, hygiene-risk water ingress, corrosion, coating breakdown and deferred maintenance.

Interventions staged around production, hygiene requirements and shutdown windows, with the record kept for the next audit or maintenance cycle.

Ports & marine

Wharves, piles, seawalls, tidal structures

Splash and tidal zone attack on concrete and steel, chloride ingress, exposed reinforcement, abrasion at fender lines, coating breakdown on gantries and hardstand structures.

Bridges & civil structures

Decks, piers, abutments, retaining structures

Chloride and carbonation-driven reinforcement corrosion, spalling soffits, failed deck waterproofing, corroding steel members and bearings, joint deterioration.

Energy & utilities

Generation, transmission, network structures

Coating failure on exposed steelwork, concrete deterioration on foundations and plinths, roof and envelope failure over operating plant, access-constrained maintenance windows.

Industrial & process plant

Plant structures, tanks, bunds, process areas

Corrosion under insulation, tank shell and base deterioration, bund and containment cracking, abrasion and chemical attack on floors, process roof and envelope failure.

Transport infrastructure

Reservoirs, chambers and pump stations combine confined access, live services and condition that is rarely seen between interventions.
Why this matters

Most owners hold more than one problem.

A port has concrete piles, steel gantries, membrane roofs and hardstand. A water organisation has concrete reservoirs, buried structures, pump station buildings and coated steel. Assessed separately by four contractors, those become four unrelated scopes, four records and four maintenance cycles. Assessed together, they become one prioritised programme, with one specialist partner accountable for the work and what happens next.

05 / About KORE

One accountable partner for the physical problem and what happens next.

KORE brings specialist capabilities together so an asset owner has one accountable partner, from the immediate problem through intervention and ongoing care.

Different causes of deterioration need different specialists.

Concrete fails differently from steel, and steel fails differently from a membrane. An owner holding all three has historically needed three unrelated contractors, three scopes and three sets of warranties and inspections.

KORE brings those specialist capabilities together under one standard of delivery, QA and ongoing care. One partner assesses the problem, delivers and verifies the intervention, and returns to maintain it.

KORE brings together Edge Civil’s proven field delivery capability, specialist remediation systems and selected partner expertise under one QA, documentation and asset-care standard.

Edge Civil has operated as a civil contractor, delivering field works on existing infrastructure. KORE builds on that delivery depth and adds what a contractor alone does not carry: condition inspection and reporting, prioritised asset records, specialist remediation and planned return maintenance. Edge Civil crews and plant are part of how KORE delivers on site.

Capability

Physical capability, not asset-management software.

KORE is not an asset-management consultancy or software provider. We inspect physical assets, deliver specialist remediation and protection work, verify what was completed and return to maintain it.

The record supports the physical work. It does not replace it.

For engineers

Specialist execution that complements your asset strategy.

INFRASTRUCTURE INTERVENTION Protective treatment within an enclosed concrete structure

KORE works alongside engineers and asset owners to turn assessment and specification into controlled physical intervention. Specialist field capability, documented QA and planned return provide continuity from identified condition through remediation and ongoing care.

KORE is a specialist delivery company, not an engineering consultancy. Where engineering is required, we work alongside the client’s engineer or an independent engineering partner.

Your engineering strategy remains independent. KORE provides the specialist execution and evidence needed to carry it through.

  • Engineers & consultants: design, assessment, specification, certification, asset strategy
  • KORE: inspection, scoping, application, remediation, site delivery, QA evidence, ongoing maintenance
  • Together: a technically sound intervention delivered properly on the asset

KORE provides specialist inspection, delivery, QA evidence and ongoing care. Formal engineering assessment, design, certification and producer statements remain with the responsible professional.

06 / Quality assurance

Quality assurance and ongoing care.

KORE documents what was found, what was done and how it was verified, then records what the asset needs next and returns to do it.

What determines the warranty

  • Condition of the existing asset and system
  • Surface preparation achieved
  • Detailing at junctions and penetrations
  • System specified and product used
  • Applied build or thickness, measured and recorded
  • Environmental exposure
  • Application QA and hold points
  • Maintenance obligations accepted

Build thickness alone does not set the warranty period.

Held against every completed asset

  • Asset ID and location
  • System installed, product and batch
  • Preparation method and measured build
  • Photographs and QA checks
  • Application date and warranty commencement
  • Warranty expiry and maintenance conditions
  • Required maintenance or recoat date
  • Next inspection and reminder schedule

This turns maintenance into a documented, repeatable cycle with a clear next action. The records remain the client’s, and the client remains free to use other contractors or engineers.

Provenance

Evidence before assumption.

We record what is known, where it came from and what evidence supports it. Where historical information is unavailable or uncertain, the gap stays explicit rather than being converted into an assumption.

OBSERVED

Recorded directly during KORE inspection or delivery.

SUPPLIED

Historical information provided by the owner, manufacturer, contractor or another party.

UNKNOWN

Information that cannot presently be established.

The loop

Documented delivery. Defined ongoing care.

Where supported by the specified system and applicable manufacturer terms, KORE interventions can include defined warranty and maintenance requirements. We record those obligations against the asset and return at the required intervals so they are not lost after project completion.

Where manufacturer cover includes a maintenance or recoat requirement, KORE records that requirement and schedules the return needed to maintain compliance with those terms.
